How can I ensure that I am getting the best price for my building project?

It is important to make sure that if you are comparing quotes from builders that they are all quoting on the same items. Some builders might underquote on various fittings or contingencies in order to appear cheaper. Take the time to go through quotes line by line in order to make sure the details are all the same.

How can I communicate with my chosen builder during the construction phase?

At Illuka Constructions, we believe in regular and honest communication with our customers. We will conduct regular site meetings throughout the build, as well as phone calls and/or email as work progresses. We are happy to include your architect and yourself in all communication.

Am I able to change my mind about fittings and fixtures after the build has started?

It is usually possible to make last-minute changes to building plans, but there will often be additional costs or time delays involved, especially after work has started. What might seem like a small change can have a knock-on effect to the build, especially when trades are involved. Speak to your builder about deadlines and ascertain when decisions need to be made to make sure you don’t cause unnecessary cost or time overruns.

Do I need an architect for my project?

This is a matter of personal preference, but at Illuka Constructions we generally work on projects that cost a minimum of $500,000, so they will need professional skills and expertise in order to make sure they meet the required building codes and standards. Well-drawn and detailed plans will save you money and stress in the long-term. Take the time to choose an architect who understands you and your requirements – it’s important to have a good relationship with your chosen professional.

Will I need to move out while my renovation is being completed?

This can vary according to the scope of the building project, but most owners find that the noise, mess and disruption of a build makes it very difficult to remain in a house while extensive work is being done. In addition, a building project will often be completed more quickly and cheaply if the house is vacant during the build.
